The Myddelton Lodge project commenced in December 2015 and was completed in August 2018. The project involved the demolition of some of the outbuildings in the grounds of Myddelton Lodge, refurbishment of the Lodge itself and the construction of a luxury 7* private Lodge. Due to the high profile of the site and the client, high expectations were imposed by the local planning authority and it is for this reason that WPS was retained by Base Contracts to provide the necessary consultancy services to support achievement of the BREEAM excellent target, the Considerate Constructors Scheme (CCS) target of 40+ points and also satisfy Corporate Social Responsibility (CSR) expectations, in addition to satisfying the stringent s106 requirements imposed by the local council.
WPS started with the Pre-refurbishment Audit of the Lodge and outbuildings, feeding the results into the Site Waste Management Plan (SWMP), (using WPS’s own software tool, WastePlan, later upgraded to SitePlan), thereby contributing to BREEAM Wst01, planning, CCS and CSR. WPS then prepared the Materials Management Plan (MMP) for the construction phase of the project to achieve BREEAM credits (Mat03). For the duration of the project WPS managed the Water, Energy and Carbon Plans, monitoring site impacts, to achieve BREEAM credits (Man03), CCS points and CSR. Relating to procurement, WPS developed the Sustainable Procurement Policy and the Responsible Sourcing of Timber Policy, for BREEAM (Mat03), CCS and CSR. WPS continued the Materials Efficiency Plan which was started by the Architects and earned BREEAM (Mat06) credits, as well as contributing to CCS and CSR. Logistics, Traffic, Transport and Green Travel Plans contribute to BREEAM (Tra05 & Man03), CCS and CSR. Final project handover documentation included the provision of Building User Guides, O & M Manuals and Building Training Plans, to satisfy other BREEAM and client requirements. In addition to the above contributions assisting with CCS points, WPS provided additional consultancy to contribute towards points for the following sections: Appearance, Community, Environment, Workforce, Innovation and Site Specific.

WPS ensured that the necessary BREEAM credits were achieved for the required excellent standard. All planning conditions have been satisfied, including the s106 requirements (see separate CS). The highest CCS score achieved was 43 points and earned a Bronze award.
In addition, on behalf of Base Contracts, WPS entered the project into the London Construction Awards (Sustainability project of the year) and it was shortlisted as a finalist.
